The Guarantee
If your condo isn't rented within 60 days of being market-ready and listed, I waive the tenant placement fee. The conditions below are the full terms, in plain language.
How it works
1. Market-ready. Your unit needs to be clean, repaired and ready to show. Before marketing begins I'll give you a written checklist of anything that needs doing, and the 60 days start on the date I confirm in writing that the unit is ready. I'll apply a reasonable standard and tell you exactly what's needed.
2. Priced at market. The unit is listed at the rent we agree on, based on current comparable listings. If you choose to list above that recommended price, the guarantee doesn't apply.
3. Signed agreement. The guarantee applies when you've signed a Property Management Agreement before marketing starts. [If your unit isn't rented within 60 days, you may cancel the agreement without penalty.]
4. Legally rentable. Your strata and municipality must allow the unit to be rented. Please confirm this before signing, as I can't guarantee a rental if rentals are restricted.
5. Timely decisions. The 60-day clock pauses while we're waiting on you, for example for repairs, signatures, or access for showings. I respond to applicants and inquiries promptly and ask that you respond within 2 business days. I'll tell you in writing whenever the clock is paused and when it resumes.
6. What "rented" means. A tenancy agreement signed with an applicant who has passed screening. The move-in date can be later. If you decline an applicant who meets the agreed screening criteria, the guarantee ends.
7. What the guarantee covers. If I don't meet the 60 days, I waive the tenant placement fee and refund any placement retainer. The guarantee doesn't cover lost rent, mortgage payments, strata fees or other carrying costs during a vacancy.
8. Once per agreement. The guarantee applies once per property per Property Management Agreement and doesn't renew with lease renewals or re-tenanting.
9. Events outside my control. The guarantee doesn't apply if something outside my control stops rentals, such as a new strata rental restriction, a change in law, or a natural disaster.
10. Changes to the offer. I may change or end this guarantee for future clients. Any agreement you've already signed is honoured on the terms in effect when you signed.

No. The guarantee is tied to listing at the rent we agree on, based on current comparable listings. If you choose to list above my recommended price, the 60-day guarantee doesn't apply.
A signed tenancy agreement with an applicant who has passed screening, with checks on background and credit. The move-in date can be later than the signing date. If you decline a qualified applicant who meets our agreed screening criteria, the guarantee ends.
Yes. The clock pauses while I'm waiting on you, for example for repairs, signatures, or access for showings. I'll always tell you in writing when the clock pauses and when it resumes.
It covers waiving the placement fee and refunding the retainer. It doesn't cover lost rent, mortgage payments, strata fees, or other carrying costs during a vacancy, and it doesn't apply if something outside my control (like a new strata rental restriction or change in law) stops the rental.
